— -- Greenville, S.C., once known as the textile capital of the world, has replaced many such jobs that have been shifted to China with auto manufacturing and aircraft maintenance positions. BMW has its only U.S. plant in Greenville, and Michelin has its North American headquarters there.

The city has made strides in restoring and preserving its downtown and has several new condo developments in the works.

For the first nine months of the year, home sales and prices in the greater Greenville area were both up nearly 1% compared with the same period a year ago. Statewide, sales were down nearly 9%, and prices were flat.

There's less than a seven-month supply of houses and condos for sale in Greenville, which is far healthier than the 11-month glut of homes on the market nationwide. Its location between Charlotte and Atlanta has helped buffer Greenville's real estate market from the state and national trends.
