Odell Barnes to Respond Tomorrow

We at ABC News and "Nightline" are both heartened and saddened by the number of responses we’ve received to the story we aired last night on real estate investor Odell Barnes.  Heartened because we love hearing from you and knowing that you’re watching.  Saddened because so many people are in need of good, affordable housing, particularly in this tight market. 

What we’ve done is ask Odell Barnes to be our guest blogger tomorrow, Thursday, November 20th, to write a message responding to all the people who’ve written in.   He’s not great with a computer, but says he’ll have his wife type something up tonight.   

I can  also suggest that you Google "REO listings" to see foreclosed homes available through large lenders.  "REO" stands for real estate owned.  HUD has a website, Fannie Mae has a website, many major banks have websites where you can enter your area, the number of bedrooms and bathrooms required, and your preferred price range, then see what they have on their books.  It’s not the same as the Odell Barnes method, but it’s a place to start. 

In the meantime, please don’t try to find Barnes’ phone number — he says he can’t handle the volume of calls as it is — plus, there’s at least one other Odell Barnes in the phone book, who’s not happy  getting calls for that other guy.

I am a single mother in Houston,Tx that other than my child has no real support from my family. I work very hard but the dream of owning a home seems impossible. So does the dream of going to college. When I heard this report yesterday for this first time in my life this seemed possible.
I would move to any major city to be able to spend more time with my daughter, persue a quality education, and not have to work two jobs.
I can understand why so many people would persue this.

I am an older single woman that at this time has no hope of buying a home–I have worked all my life –I have worked at my current job for over 16 years–do you own any homes in the Portland Or. area?? I was amazed at your good heart—god bless you and your family—hope to hear from you.

I just fail to understand why the homes are taken in foreclosure and sold for pennies on the dollar. To me it would make more sense to lower the mortgage price and payment schedule for the original owner. he would probably be willing to pay more than what foreclosed homes are sold for. Do the math! Please!

Mr. Barnes I so enjoyed the interview that you did. It gave me hope that people are still basically good. I don’t have a lot of money–but I could invest $20-30,000 to buy a few homes. I live in Dallas, Texas –I would be willing to buy homes in Texas.

I have been to the REO and bank sites to look at homes for our daughter and 2 grandchildren. They seem to want retail on these sites, and for a single mom with two kids, that just won’t work. I mentioned this story to her and she was excited that there was a way for her to afford a “home” for them.
I would be very interested in knowing what is available in the Northwest suburbs of Chicago. She really wants to be in Crystal Lake, as her girls are familiar with the area.
She is 26 and has started school. She has a steady full time job, and is really trying to make a good life for her and her girls.
I am excited to hear what your options or ideas are for the many families who are so desperate to have a piece of the american dream.

Just wanted to say thank you ABC for the report last night. I have been out of the Real Estate business for a few years, but, please do a follow up report on the importance of doing research prior to purchasing any forclosure. I could be wrong, but, if I remember correctly, any liens, building/property code issues on the property may or may not transfer to the new owner and become a headache. I miss the business. I loved helping people, but, we must educate first, then assist. Make the buyer’s purchase a happy but informed one.

I didn’t watch the story last night, so I had to go and find the story online. From what I have been reading in this blog, I thought this man was some kind of saint…what I read online was something different. Over 30% of his buyers lose their houses because they can’t afford them or they can’t afford to fix the home. This man has gotten rich on the backs of desperate people who want to own a home.

I will believe this guy when I believe it when something is to good to be true they always say beware the story is a feel good story but remember Bill Gates and Warren Buffet don’t just advertise about what they do what I mean is nothing in life is free Mr Barnes is a business man first and he is looking to make money like anyone else please everyone do more extensive research first and come back in couple of months and lets see

The story was great. I believe that Mr. Barnes is doing a great service to the communities he buys homes in. I am very interested in doing this in my area. any tips on how you get started would very helpful. As a real estate agent- I have many people come to me when they are in forclosure and they dont have a way out. The way you are selling homes is the way of the future. we cannot continue to have whole communites lose their homes.

I received a phone call from my sister at work regarding this story that aired. I was so excited that there might be hope after my family put up our home that was paid off to purchase 6 other homes to help people with addiction. When the interest rates went up,it doubled the payments on all the houses and the banks would not work with us to keep any of them, including my mom’s house of 50 years. We have since re-located all tenants and have donated all appliances and furniture to community centers all around Las Vegas to needy families. My family of 3 adult weman and 3 children are now separated, living with different friends because all 6 of us couldn’t go to one place. Our act of kindness for others cost us everything we had and the college funds for our own children’s futures.If there is any information you could give me Mr. Odell on how I can get a home for my family so we can be together again, I would be forever grateful. Thank You Sir for your time and your kind heart.

To the previous poster..Mr Barnes is buying them cheap and then passing the benefits of his hard work onto others, which is more than I can say about alot of investors out there. He even gives people a year with no payments to fix up their home on some of them. He doesn’t HAVE to sell them cheap and he’s taking huge risk with people with low credit scores. Yes, he does have to make a profit because it is a business and it’s what he does for a living. I don’t know him and this is the first time I’ve heard of him but I’m thinking it’s not all about the money for him. He’s even sharing his secrets about how he does it. Most people in the business keeps it to themselves. Sorry everyone, I just had to vent regarding that last posting. Mr. Barnes would you please contact me. My husband is working over the road trucking and me and our 2 year old went to Florida with my parents and were all living in a fifth wheel RV. VERY SMALL for 4 people. I see and hear about so many people loosing the home they live in. Every time I read about someone or a family that is in this situation, I wish with everything I am that I could do something to help… and yet help myself I cannot even do for I am one of the many disabled veterans who has just found himself with no place to live and no where to go. For a few days, my youngest daughter is helping me but what then? On VA disability I might be able to again find a small one room place to live but my hopes of every owning a home of my own are gone… and so far even finding a one room place to live has not happened…
Even so, I hope many of you here find that which you are looking for and I hope people like Mr. Barnes are out there to help you all in your time of greatest need… Just never forget to someday, if someone helps you, pay it forward.

Lord, I hadnt thought of even trying to find this good mans phone number, just a business number….. No one should impose on others privacy, however, there are many homeless people, and many many people such as myself whom lives in apartments far beyond their sur real prices.
I too, would love to find a home that I can afford.HUD and Fannie are just so far above my head, even with the good pay I recieve… just such a wonderful man to do so much for people, I look forward to seeing his blog, and wish him luck, and a very long blessed life. With the economy the way it’s been, most people are having a difficult time. My husband and I are at the age to retire and wanted a home paid for by now. We are far from it. The cost of living has more than tripled and minimum wage is not much more than it was twenty years ago. If I had to start over, and it could happen. I could not make it without working 4 jobs. A person would need to clear $20 an hour to make ends meet where I live and that is with no extras, yet most people make $6-$7 an hour. I just can not understand how this can possibly be happening. How can a lender sell a foreclosed home cheap and put people out in the streets? Why in the world would they not offer the same price to the people that owned it? Insane! What is wrong with this picture? Greediness and people not truly wanting to help others. You have a good heart and it’s good to know there are good people out there. I would be interested in a home in Greenwood, Indiana or surrounding areas south of Greenwood. If we had more people like you there would not be a problem right now. Bless you!

Hello Mr. Barnes,
I’m aware of the overwhelming responses that you must be receiving after your special that was aired last evening. Unfortunately, I didn’t see it. I heard it being discussed on the radio.
I must say that even as I write this, I am truly blessed! I am 2 year breast cancer survivor. I’m blessed. I know that I have used the word I a lot, but it is not just me. I am blessed, to be still be in love with with my husband of 23 years. I was out of work for two years while going through my treatments, my husband stepped up to be mommy and daddy. Once I returned to work, we found ourselves homeless as our son went away to college on an atheletic scholarship. This is due to the excessive medical bills. Still we were blessed. We didn’t have a home but we weren’t living on the streets. We had a hotel room to call home. Again I say, we are blessed. with three wonderful sons, one in the military, one in college (with me, I finally went back to school to earn my college degree) and one who has maintained the honor roll status for the past three years, even through our hardships. We found a place to rent but we have always dreamed of owning. Please, we welcome and suggestions on how we can achieve the American Dream of Owning a HOME.

we are a middle aged couple who have been bitten by the economys crunch we had a home for 17 years and it was taken away from our family and boy does it hurt we felt so lost without all our memories and our home but the good lord made us alot stronger as a family ( us and our 3 children) wchich 2 are now on there own we only wish that our 3rd child could have a home till graduation as the other 2 did but all in all we are still a family and the good lord has provided for us these last 4 years we are so proud of you and your efforts to help people in our position give us a sense of hope and understanding we would love to be able to own a home again and if you could help us that would be great but we are very touched by what you are doing to help people have a dream we cant complain as we did own our dream house but as for our misfortune god has made us stronger people and for that i thank him.and for your help of hope for less fortunate people who probably would never be able to own there dream home we thank you as well if you think you could help us please write back if not please keep helping these other people as they are entitled to dreams as well. thank you herman and lauri daley from north east pennsylvania

It was so uplifting to see something like this,I myself am struggling to hold onto my own home,and know that I am not the only one,I have sold everything that I can possibly sell besides my soul to hold on,and now at my age,(50),and the field of work that I am in ,has suffered terribly,I am a waitress,and the many years of this work has left me with health conditions that are continuously deteriorating,degenerative arthritis,osteoarthritis,and fybromyalgia,I used to be an officer manager years ago,ms.dos days,and ws hoping to find a job that has a steady paycheck,so that I can keep my home,now that my son and 2 1/2 granddaughter have also moved in with me,because he has already lost his home due to an accident and because he could not work lost his job,all I want is to keep a roof over our heads,I can do without and have,no medicine,and sometimes no food,and find it so frustrating because I used to be able to do it all and can’t anymore,and still can’t believe this is happening in this country,cause the rich want to get richer, at any expense,at the expense of the average joe like me that is the true backbone of america,I have never been so afraid,frustrated and disgusted in my life at the behavior of these so called ceo’s,I lived in a hole of an apartment complex for almost 3 years,that was filled with addicts and alcoholics,of which I am neither,but did what I had to do to save for a down pymt on my home,and now going to lose it all,is such bs…we the people have not been represented for so long,it was always supposed to be about us,as our fore fathers intended,if we had done things like this we would be prosecuted,held accountable for our actions,and they get a bailout,so so unfair,in a country that is supposed to founded on justice and fairness? I will return to this site later today to see what you have posted for us. I have a daugter, son-in-law & grand-daughter currently living in Kannapolis, NC in a 30+ year old mobile home which is filled with mold. All three of them are constantly having trouble with asthma as well as respiratory problems. They are a good family unit (both parents are working).
They did run into some credit problems (medical expenses) in the past due to my daughter having depression and being out of work for a while. They desperately need a house so they can get out of the mobile home. Will you please find it in your heart to help them out? If you have affordable properties in Charlotte, NC or surrounding areas (Concord, Kannapolis, Gastonia, etc), these would be of interest.
What you are doing is smart, fair and realistic. It should be greatly applauded and your model should be followed by everyone in real estate (lenders, brokers, agents, investors, landlords, property managers). Housing is a basic need and a right of all humans. It should be readily available to all people…not just the wealthy. My sincerest regard for your fine example!

My husband in currently in the construction business and just as everywhere else, it is hitting Ohio hard. His boss has informed him that his job is not secure, and after the holidays he may no longer have one. Well he is looking for something more to do to help support our growing family. We currently own one triplux, and one rental house. He has always wanted to get into the house/rental or flipping business and trust me I have had my fair share of watching “This Old House”, “Flip this House” and many more TV shows like this. Hello, Mr. Barnes. I am responding to this blog for my parents who saw you on Nightline the other night. Back in 1999, my mother was diagnosed with cancer. She has been a nurse for 40 years and is the most giving, caring person I know. While she is currently cancer free, unfortunately, our finances took a large hit. Even though it has been almost ten years since then, it just seems impossible to get back on our financial feet again. We had to sell our home and have been renting ever since. I know renting is not the end of the world, but it would be nice to own a home again. We have jobs and are breathing, and I was just wondering if you had any homes in the Sarasota, FL area. I appreciate what you are doing for people and thank you for your time.

I am not at all politically conected. I work as a poll worker every year.
As far as I’m concerned the glass is always half full.I do not smoke, drink alcohol or do any form of drugs.I am in pretty good health. I manage stress well. I do not gamble any funds a way, I manage my funds pretty well. I’m not embarrassed to use coupons and live within my means. I am not a hoarder either. What I can no longer use, I sell or donate so that another can use.
I have never made more than $19,000.00 a year since I’ve been in the work force since 18. [Working for someone else]sle].
I live within my means. [I have always struggled to get better paying jobs, to no avail, I have a beautiful apartment, But it has all been basically furnished by give-a-ways and some street items and the salvation army from years ago. I am not a spendthrift and every body compliments me on my home.
My husband Richard died from lung cancer in 2004 and I have had to fight his life insurance company and pension company since 2006 to pay the policy. I am the beneficiary.
Times have been really hard, but I have survived and [even thrived] with my morals and character in tack.[This has been so important to me, as I consider myself to be a fair, kind, outstanding human being whose really gotten a bad deal, but I'm determined to make lemonade out of lemons and I'm doing just that. I've had at least two miracles that I'm aware of and I'm extremely grateful for them. Sometimes, I've questioned if being honest, kind and trustworthy really means anything anymore.
Through all of the trying times and wilth my own back against the wall, I have managed through the legal knowledge that I've learned to assist many, many people landlord and tenants alike through legal processes and challenges. In spite of all my struggles, [You and and Mrs. Barnes should hear of my struggles and successes, They explain my tenaciousness, determination, strength,
my dignity and self respect, that I am an honest human being and trustworthy and my belief that there is a higher power other than who we are as human beings.

An 1983-army veteran; 3 years, Executrix of my husband's small estate, I have all kinds of job experience, I am exceptionally organized and smart, have hands on knowledge and experience about legal matters and the court system, I am wearing a lot of hats,and not because I want to, but I have too....All the way up to the federal level, Pro Se.] In my spare time, I train others to the best of my ability how to represent themselves in court who don’t have attorneys,[Can't afford them,and I do this free of charge]… In memory of all of those attorney’s who refused to help me. What I have learned throughout all of my trials and tribulations have been most valuable, learning how to write motions, almost everything legal proceedings, etc. and I help others with a smile, especially when they are broke through no fault of their own. I do this with a smile to give others hope, too. {I know whatit is like to “Almost” lose all hope.

After divorce the court system along with my ex-wife’s help, cost me everything I had and worked for literally. After seeing the broadcast I thought that maybe there would be a possibility for a new start. My son wants to live with me but I need to be able to give him a good home. I am interested in buying some properties from Mr. Barnes.I started doing real estate investing this year and have help families get into houses through rent-to-own who also have bad credit. However, I am not able to help as many people as Mr.Barnes because I don’t have access to the wholesale price he is getting. I live in Columbus, Ohio and I beleive in what he is doing and I want to do the same thing in my community but don’t know how to get the wholesale pricing.

I would consider myself blessed it you would agree to assist me in purchasing my mother’s home. I am the primary care giver of an elderly parent who has altzheimer. I moved in to take care of my mother afer discovering that my sister who was living with her was stealing from her and emotionally abusive to her. I arrange to get a reverse mortgate after discovering that my sister had taken $120,000 in equity out of the house. I needed to arrange for the reverse mortgate in order to finance the expense of adult daycare for my mother so I could work with the assurance that my mother is well cared for. I moved into my mother’s home instead of moving her to ensure that she remain in familiar surroundings. However the house was in need of repair and I have spent several thousand dollars, depleting my savings in rehabing the house to ensure that we have a decent place to live. I would like to be able to purchase the house so I will be able to live in the house but do not make enough money to qualify for a conventional mortgage. I have pretty decent credit and pride myself in paying my bills. Please help me.

I am a single mother of two beautiful children. I am so desperately looking for an affordable rent or rent to own house here in Houston, TX. My credit score is not high but I do have a job and I am breathing! I would love for my children to be able to go outside in their own back yard and play. The money I pay to rent a townhouse plus expenses leaves me little to nothing for me or my kids.
